Before you make an offer
Ask whether your income and documents have been assessed or whether the result is only an initial indication. Get the conditions and expiry in writing. A lender may still need a satisfactory valuation, acceptable property details and current financial information.
Tell us about the proposed finance and settlement dates. Ask your solicitor or conveyancer to review the contract and any finance condition before signing or bidding; pre-approval cannot remove the contractual risk of an unconditional purchase.
Buying off the plan can involve a long gap before settlement. A pre-approval now does not lock in a future valuation or lending decision. Queensland’s off-the-plan guide explains the additional risks.
Common questions
Can I bid at auction with pre-approval?
Pre-approval is conditional. Confirm the lender’s outstanding requirements and obtain legal advice about the auction contract before bidding.
How long will my approval last?
Validity and renewal requirements vary by lender. Check the expiry on the written approval and allow time for updated documents and reassessment.
