- Results are estimates based solely on the inputs you provide and may not reflect your actual circumstances, eligibility, or lender-specific criteria.
- Repayments are modelled on principal & interest at the rate entered. Fees, charges, Lenders Mortgage Insurance (LMI), stamp duty, and other government duties are excluded unless explicitly noted.
- The Borrowing Power calculator adds a 3 percentage point assessment buffer to the entered rate, consistent with APRA's minimum for banks. It uses principal and interest repayments, the higher of declared expenses or an illustrative expense floor, and 3.75% of credit-card limits as a monthly repayment assumption. The expense floor is not the licensed Household Expenditure Measure or a lender's benchmark. Rental income is included at 80% of weekly rent over 52 weeks. These are modelling assumptions; lenders use their own policies.
- Income is taxed as one Australian resident using FY2026–27 marginal rates and a flat 2% Medicare levy. Do not combine different applicants' incomes. HELP repayments, Medicare reductions/surcharge, tax offsets and individual deductions are not modelled. DTI is displayed for context and does not determine approval.

- No comparison rate is displayed. Comparison rates combine interest with certain fees using a specified loan amount and term; they do not include every cost or reflect every borrower's loan. Compare the actual fees and features as well.
