A loan assessment that understands your work

A hospital salary, locum contract and private practice each tell a different income story. Bradley helps you prepare that story and compare the loan options available through our lender panel.

  • Your profession: We check whether your occupation and registration fit the lender’s current professional policy. Eligibility varies; a healthcare role alone does not establish access to a special offer.
  • Your income: We discuss salary, overtime, allowances, contracts and practice income, and identify the evidence needed for a lender to assess them.
  • The whole loan: Some lenders offer eligible practitioners LMI concessions. We compare the rate, fees, deposit and features as well as any concession.

How we can help

  1. Tell us your role, employment arrangement and purchase or refinance timeframe.
  2. We identify policy questions and provide a document checklist for your circumstances.
  3. We explain suitable options and costs before you choose whether to apply.

Look beyond an LMI concession

Lenders mortgage insurance (LMI) protects the lender if a loan cannot be repaid; it does not cover your repayments if you become unable to work. A waiver removes one possible cost. You still need to meet lending criteria and budget for the deposit, purchase costs and ongoing repayments. Compare the full loan cost before choosing an offer. CommBank explains what LMI covers.

Overtime, allowances and a change of role

Separate your base salary from variable earnings and tell us which amounts you expect to continue. Lenders can apply different rules to overtime, allowances and self-employed income. BankSA’s professional lending criteria, for example, distinguish employment types and income evidence. Its published policy is an example, not confirmation that its offers are available through Axon.

A practical starting point

A doctor moving from hospital employment into locum work could start with a review of current payslips, the new contract and their expected timeline. We would check what income evidence lenders need before discussing a price range. This is an illustrative process, not a client result or an approval promise.

Common questions

Do all medical professionals qualify for an LMI waiver?

No. Eligible professions and other requirements differ by lender. We need to check your occupation, registration, income, deposit and the proposed loan before confirming whether a concession may apply.

Can you help nurses, allied health workers and contractors?

Yes. We can review your home loan needs and income documents. The suitable options may be standard home loans or professional offers, depending on the lender’s criteria.

What if I have recently changed roles?

Tell us about the change before applying, including probation, a contract end date or a move into private practice. We will discuss your current documents and ask relevant lenders what additional evidence they need.

Should I borrow the maximum a lender offers?

Bring a budget based on the repayments you are comfortable making, including room for changes in hours or income. We can compare a smaller loan and a larger deposit alongside any professional offer. A borrowing estimate is a starting point for that discussion.
